An empty property is not only attractive to miscreants who damage of property and fixtures, but complications arise from unpaid bills and taxes too. Any attempt to encroach or misuse your property, will be reported to you immediately. If necessary, our legal experts will take legal action and file a police complaint.

We perform periodic property visits

  • We visit your property on a regular basis (normally once a month, but more often if you need us to do so).
  • On each visit, we check the house for damages, leakages, etc. The house is cleaned and aired to check moisture-related damage.
  • We keep you updated with a 360-degree video of your site, which you can access through your private Member Page on our website.
  • We can also give you a live video feed of your site, via Skype, once in three months.
  • If required, we can represent you at Association Meetings.

We take a detailed inventory

Once you become a member of the Value Home Properties family, we prepare a detailed inventory report of your property, including a listing of all fittings and fixtures within your property premises. This report is accessible to you 24/7 on your private member page on our website.

Help with repairs

If any repairs are required, we can identify a suitable service provider. Once you approve the service provider and estimate, we can initiate and supervise the repair work. We will keep you updated, from start to finish, through digital photos/videos.

Maintain the compound

In the interests of safety and good citizenship, we can arrange to keep your compound free of undergrowth and clear garbage that may be illegally dumped in it.

short-term house management/monitoring services

If you are planning to leave home for a period of less than six months, you may be interested in our Short-term House Management Service Plan, under which we:

  • Visit the property every week, to check all is well
  • Document the status with photographs/videos, which we email to you. This will also be available on your secure Member Page on our website.
  • If you have any specific concerns, we will take the required follow-up action and keep you informed on how it is being dealt with. If the property is not fenced, we can arrange to construction of a suitable compound wall.

Compound Fencing and Construction

Value Home can get your compound constructed or fenced, at actuals, using reputed contractors. We supervise the work until done. And even send videos while in process.

Legal Advice

We make sure to evaluate your property yearly, at your request, if necessary and make sure all legal documents are up to date, on a regular basis. RTC legalities will be checked at the beginning and end of the contract period.

Tax Assistance

Even if you are likely to forget, Value Home Properties will keep a lookout and monitor, check your tax status and assist you through all issues.

We ensure that your property maintenance is on-going and done in a timely manner, to prevent knee-jerk reactions and solutions, when problems escalate.

If you would rather keep an eye on the repairs yourself, we connect you with a network of licensed, bonded and fully insured contractors and civil engineers, vetted for their competitive pricing and high quality of work.

If you prefer, we can also identify, contact and contract an experienced in-house maintenance crew suitable for your job, and oversee the project, keeping you updated on progress through reports, photographs and videos.  With your feedback, we will assign jobs to different parties (in-house employees, handyman and professional contractors) based on who will do the best job for the best price.

Tenant conversations

On your request, on receiving complaints from tenants, we can visit the premises to assess the required work and check the nature of the damage/loss. We will notify you if the fault lies with the tenant. We will resolve the problem, taking necessary steps as per the terms and conditions of the rental agreement.

Keeping track of progress on construction is essential.

It ensures schedules run on track, quality control is maintained, errors are avoided/rectified at the earliest and that costs do not escalate.

Under this service we offer:

  • Construction maintenance for all residential properties (apartments, independent houses, row houses and villas).
  • Bi-weekly or monthly visits to the construction site.
  • Detailed construction monitoring reports - with video/ photographic documentation of construction activities, emailed to you.
  • Attend payment requisition meetings with the architect/ contractor/developer and verify the percentage of completion of the project.
